Welcome to "Just Breathe"; our magnificent oceanview six bedroom, six bathroom home on Edisto Beach.  Just Breathe is truly exceptional with an in-ground pool (which can be heated in the winter (for a fee)and cooled in the summer), a real beach volleyball court, a cozy firepit and a large cabana area (WITH large TV) under the house; perfect for those games no matter what the weather! 

Of the six bedrooms, TWO of them are master suites; both with king-size four poster beds and private bathrooms.  One is located on the main level and the other is on the upper level; both are beautifully and perfectly appointed.

Two of the additional four bedrooms have their own private full baths and one bedroom has its own private entrance to a bathroom which has another door allowing others to use it, as well.  The final bedroom is directly adjacent to the bathroom.  Just Breathe sleeps 12 in beds and no one will be cramped since all of the bedrooms are spacious!  

There are TWO large family gathering areas on the interior of this home with large TV's to help make everyone happy!  You can turn on the fireplace and relax in the first floor family room while others in your group enjoy the second floor family room or enjoy the cabana area which is complete with covered access.  The second floor family room opens to the porch which offers views of the Atlantic Ocean - which is just a very short walk up the street. 

If you like to cook on vacation you won't be disappointed.  Our kitchen is beautifully appointed overlooks the dining and family area so you can still be with your group while you do. The sun deck located directly off of the kitchen overlooks the swimming pool and volleyball court.

A great perk here is the fenced in backyard allowing you to relax while the kids and pets safely play in the yard. Is it a rainy day? No problem here; there are two picnic tables and ample space for games under the house including seating area and large screen tv. Do you like to surf fish? Bring your catch back and make use of the cleaning table which the owners have installed complete with a hot and cold sink. Did the kids bury you on the beach and you just cannot get all the sand off? Don't worry about it! That's why the owners installed such a lovely hot and cold enclosed shower downstairs.

A perfect end to a perfect Edisto Beach vacation day: take an after dinner cocktail onto the balcony while you relax, "Just Breathe," and listen to the waves lap up onto the beach.  There is nothing more relaxing.  The best part of all; you get to do it all again tomorrow! 

The pool is just perfect and can even be heated for an additional fee until water temperature gets below 50 degrees - just let us know you would like this and we will arrange it for you.  The pool heat is supplied by heat pump and in times of very cold weather the pool cannot be heated to a comfortable level - nor would you want to go out there when you could stay in next to the fireplace enjoying all that "Just Breathe" has to offer.    While you are here during the summer months and the pool is too warm, just let us know and we can cool the pool for you down to 88.

Pool Heating fees as of now:

9/1 - 9/30: $300 per week, $50 per day, 3 day minimum

10/1  -  10/31: $400 per week, $65 per day, 3 day minimum

11/1  -  11/30: $450 per week, $70 per day, 3 day minimum

12/1  -  2/28: $495 per week, $80 per day, 3 day minimum

3/1 - 3/31:   $450 per week, $70 per day, 3 day minimum

4/1 - 4/30: $400 per week, $65 per day, 3 day minimum

5/1 - 5/30: $350 per week, $55 per day, 3 day minimum

6/1 - 8/31   -  There is usually no need to heat the water, however it could be hotter than you might like and if so we can cool the pool water for free just ask!

Note: As stated above regarding pool heat. If the temperature at night is going to be below 50 degrees for more than a few nights then the pool heater will probably not be able to heat the water out of the 70's unless there are sunny days as well.

In short, this home has it ALL while being a short walk to the oceanfront!  JUST BREATH IS Pet Friendly but only for dogs.  The Pet fee is per dog, with a maximum of 3 depending upon breed. 

*LINENS ARE NOT INCLUDED IN THIS RENTAL HOWEVER YOU CAN RENT THEM FROM US FOR A FEE OF $140 WHICH INCLUDES BEDS MADE UP, BED LINENS, BATH LINENS AND KITCHEN TOWELS, OR BRING THEM.

TO TAKE ADVANTAGE OF THE WEEKLY RATES YOUR RESERVATION MUST BE SUNDAY - SUNDAY. IF THAT WILL NOT WORK FOR YOU THEN WE WILL ACCOMMODATE YOU AT THE NIGHTLY RATE IF WE POSSIBLY CAN. Rates quoted in the seasonal rate section are the base rates charged for that corresponding season. We reserve the right to change the rates at any time before you book your stay. Rates quoted do not include cleaning fee, SC accommodations taxes, pet fees (if any) or insurance waiver. Your total cost of your vacation at the beach is calculated for you when you go to book your vacation and before you pay. Pets are considered based upon breed, size, etc. Non-refundable pet fee is per dog, and dogs only. Your reservation is not confirmed until you have paid your deposit and sent back your signed Reservation Agreement. Quotes are only good for 1 day!
